The Neighborhoods of La Jolla

1. La Jolla Farms - “The Farms” is an exclusive and highly sought-after neighborhood located above the cliffs of Black’s beach and near the world-famous Torrey Pines Golf Course. Multi-million dollar estates, some with ocean views, line the winding roads. The lot sizes are quite large for La Jolla ranging from 3/4 to five acres while the homes range in size from about 3,000 up to 25,000 square feet. The Farms offers a convenient location with easy access to the freeways, nearby UCSD, Del Mar and La Jolla.
4. Hidden Valley - “Hidden Valley” includes homes with panoramic hillside views of the ocean and La Jolla Shores. These exclusive homes are on side streets and cul de sacs below Mount Soledad.
7. Beach-Barber - The Beach-Barber tract winds around narrow streets with delightful English style cottages and fabulous oceanfront estates. It includes the world famous surfing location at Windansea Beach.
8. Lower Hermosa - Lower Hermosa is located south of Windansea Beach and north of the Bird Rock area. This coveted La Jolla neighborhood has wide streets and one of the most beautiful coastlines in San Diego County. Featuring some of the older and more classic residences in La Jolla, this area is a highly desirable area for La Jolla home buyers. Camino de la Costa, one of the Lower Hermosa streets, is a tourist attraction for the beautiful oceanfront estates that line its lovely path.
9. Bird Rock - Bird Rock derives its name from the large white rock located yards off the beach where the seagulls and pelicans often stop to rest. Bird Rock is a favorite of surfers that frequent Tourmaline Beach at the most southern end of the Bird Rock neighborhood and adjacent to Pacific Beach. Bird Rock is often thought of as a small town within the city of La Jolla. Along with being known for its numerous surfing and diving locations, Bird Rock has a thriving commercial zone with quaint shops, sidewalk cafes, and world class restaurants and coffee houses lining La Jolla Boulevard. The homes that comprise Bird Rock were primarily built before 1950, although most have been remodeled. This is a very family friendly neighborhood due in part to the top rated Bird Rock Elementary School.
10. Muirlands - The Muirlands is an elegant La Jolla neighborhood of estate homes situated on large lots shaded by stately trees. Many of these lovely homes have spectacular views west to the ocean. Lush landscaping surrounds the luxury homes. As the streets meander through the neighborhood, every twist and turn brings a new view of how truly beautiful this neighborhood is.
11. La Jolla Mesa - La Jolla Mesa is conveniently located on the south-western side of Mount Soledad. A variety of home styles are featured here, along with recent remodels. Many of these nicely maintained homes have large lots and breathtaking views of the bay, city, nightlights, and ocean.
La Jolla Alta, along with the planned residential development, also includes custom built homes, which are usually terraced along the hillside. The homes and streets are designed to maximize the ocean and city views to the south. The developments within La Jolla Alta have bay or ocean views, tennis facilities, clubhouses, pools, and state of the art fitness facilities. There are three main planned communities within La Jolla Alta: Emerald Cove, Crystal Bay, Ventana, and Eldorado I & II.
13. Soledad South - The Soledad South neighborhood is on the southeast side of Mount Soledad. This hilly neighborhood offers affordable La Jolla living with older homes. In addition to well-maintained neighborhood homes, there are master-planned and gated communities including Windemere, Ridgegate and Mount La Jolla. These developments feature tennis, pool & recreation facilities. Depending on the location, many of these homes have panoramic views to the south and to the eastern mountains in the distance.
15. Upper Hermosa - Upper Hermosa is a wonderful choice for those who miss the traditional neighborhood days of years gone by. Get to know your neighbors as you walk along the sidewalk and pass their lovingly maintained homes with beautifully manicured landscaping that frame their cottage retreats.
16. La Jolla Village - Not to be confused with the Village of La Jolla, La Jolla Village is located in north-east La Jolla, east of La Jolla Heights, north and west of I-5, and south of UCSD. This neighborhood's namesake, the La Jolla Village Square shopping and residential mall is located here. The area is mainly filled with condominimums.
